Since we have had several days of steady rain now, it would be a good time to check you boveda brick ceilings for leaks. You will see dark areas on the brick indicating a leak. It will be necessary for you to wait 4 or 5 days until the concrete can dry out before a repair can be made. While your contractor is up on your roof, have him inspect your roof coating. If a major roof redo is necessary, you'll have to wait for our usual sunny warm weather returns. Always use the best material you can afford, so if staying in the house, use Fester Acriton 10 year.

The mortar can develop cracks, mold and eventually falls out and then the bricks fall out too.

The bricks probably will not fall out, due to the arch construction.
Also when checking the roof, check the drains
If new coating is needed , it is imperitive the roof is pressure cleaned prior

And loose material is removed from the roof in addition to pressure washing.

The bricks and mortar cannot fall out unless you have horrible construction. If you have a leak, it needs to be attended to because if it keeps leaking you will either get salitre (white stuff) or algae or mold growing on the ceiling.

Your contractor MUST power wash first to remove any loose or flaky material. Use one of the contractors above who are fairly priced. If you're a shopper get prices from all three. Enrique Pineda recoated and sealed my entire roof last year. I have collected the information below from reputable contractors that I do business with, who know what they are doing.

ROOF SPECIFICATIONS
Here is what you need to ask your Contractors so they bid apples to apples and you will get a good job.
November thru May is the best weather for roof work. Weather and surfaces MUST be dry. In this article I
suggest using Fester Acriton 10 year material as it’s the best quality if you’re planning on staying in the house. You can use a cheaper brand of material, as Fester is much more expensive than the others.

1. Scrape and grind all loose material and rough areas. Clean using a power washer, otherwise Fester Acriton
will not adhere.

2. Check all loose roof tiles. Remove loose roof tiles, inspect for cracks, repair and recement roof tiles.

3. IMPORTANT: Put a very thin concrete only cement wash over the roof tiles, otherwise the Fester Acriton
will not bond.

4. Optional: Apply Fester Festerbond to roof. (This is a high quality bonding agent)

5. Apply a thinned down coat of Fester Acriton 50% Acriton/50% water to roof for the first coat ONLY.
Lay Membrane into this Fester Acriton. Put on another coat of Fester Acriton, without thinning,
immediately over the membrane.

6. Apply FOUR more coats of Fester Acriton as it comes from the bucket, without thinning,
on the roof on different days, allowing each coat to dry.

7. Your Contractor should give you at least a 7 year Guarantee and better yet a 10 year Guarantee.
You should check his references and talk to others he has done roofs for.
