Can someone please tell me the usual and customary Closing cost when purchasing a home in Aijijic?

If dealing through a real estate agency, any broker/owner should be able to tell you.
If it is a FSBO, check with the Notario Publico of your choice.
It's mostly based on percentages of the purchase price.

I usually quote people 5% of the sales price but it can be less. Notaries charge a bit under 2% of the sales price and there is a municipal transfer tax of a bit over 2% but that is based upon the tax appraisal value which is usually less than the sales price. Another 1% for incidental costs such as tax appraisal which runs .003 per 1,000 of value, SRE permits and registry fees and no lien and tax certificates, etc.

Sellers dont really have closing costs except capital gains tax, movers and employee liquidation.
