Los Galapagos
Hola, does anyone have info about Los Galapagos fracc out past San Nicolas? Hoping to go take a look at a house for sale.

It's really nice. Wide quiet streets. Gorgeous views. I have heard that you have to be careful about a clear title.

I would ask a Notario before signing anything. Or, even run this idea by Spencer. He does read all the fine print before you sign.

Our lawyer in Puerto Vallarta specialises in the regularization of Ejido land. he mostly works on Nayarit coastal properties. He, and his family are from an Ejido there, and are well respected. So it can be done properly, and he has done it many times, with no complaints that I know. Most of the best land for development in Mexico is in the hands of Ejido or held by giant, private corporations for future mass developments. So if you want the views, or the waterfront, Ejido land might be your only choice.

We have some friends who just sold their home in Galapagos that they lived in and had owned for about 3 years. Nice area as described. They owned title and to my knowledge there were no issues at closing.... so some homes are properly titled.

This home has clear title. The realtor said only homes with a clear title are allowed on the MLS. Thank you for your comments as I'm glad I asked. It's so nice and peaceful there. There is a gatekeeper and fees are very low. Property tax is paid in Poncitlan. I'm glad I went!

Good to hear it is probably not ejido land.. meanwhile if you need the fire department or police you have to wait for them to come from Poncitlan or do the guys from Chapala come in?

Great question I need to find out about. I did ask about red cross and realtor said they did come out, I would double check. We are still far apart on price so it may not happen.

That they come , is not the question but where do they come from is.
I love the area, it is quiet and some houses have nice views. I just back out, years ago because Poncitlan is a long way away and I do not know what services were available there.
