Yes, I was using her husband, but he pissed me off last summer, so I let him go. All the booking companies (VRBO, AirBnB, Booking.Com, etc.) withhold and submit the taxes for me now so I didn't think I need to file anything however I just received a notice that there has been no filing in November, so I need to find out what that is suddenly all about.

I know there are several people doing Canadian and American taxes. They should brush up on Mexican filings and do that as well. I think there would be demand for it.

Bob, SAT declarations need to be filed every month- that the booking companies withhold taxes has nothing to do with that. Also, they do not withhold all the taxes. They release 8% of the IVA and all of the state occupancy taxes charged to the guest, to the host, and the accountant has to account for those on the monthly declaration. The accountant then deducts any IVA you paid out on facturas for your expenses from what you owe in IVA for your bookings, as well as deducting any of your expenses for which you have facturas from your income.

Hope you find a competent accountant. I am lucky to have a great one here in Sayulita, totally fluent in English who explained all this to me.

I use Patrick Oden. He's in Chapala, and I've had no complaints. He has an associate who does the Canadian taxes.

I was told by my accountant that I do not have to collect and/or pay IVA since my rentals are in my principal residence (YMMV) nor do I require a business license (your muni may have different requirements). In 12 years, I have never been asked for either of them. The rental companies submitting my municipal, state and income taxes each month has been good enough for SAT (my accountant agreed when I let him go but was worried that they take too much). November was the first month I didn't have any booking through any of the agencies so of course nothing was submitted on my behalf.

Anyhow, I signed into SAT and figured out how to submit $0.00 myself. All is good now......

Bob, my Airbnb rental is a private room/bath in my home. I most certainly have to pay IVA on my rentals and Airbnb and the other rental platforms charge the guests IVA, of which they submit 8% and which you are required to submit the other 8%. (Airbnb releases the 8% to hosts so that you can deduct any IVA you paid out in expenses on the monthly statements.

Are your listings under your own platform profile, or under your property manager's? If you have access to your reservation details, you can clearly see that guests have IVA added to the cost of the rental and that Airbnb withholds half to submit to SAT and releases the other half to the host to account for and pay.

Yes, I'm not disputing that AirBnB, VRBO, Booking.com, etc. are collecting and submitting IVA. I can't stop them from doing this. I'm simply not required to submit any. If you choose to submit an additional 8% on your own then have at it. My accountant says NO and it has never been requested (as I stated above). They never received any IVA at all from my rentals prior to the "agencies" collecting and submitting a couple of years ago.

It isn't that I "choose" to remit 8% IVA, it's that we are required to. You received that 8% in IVA that the booking platforms charge the guest- it has to be accounted for. SAT receives that information fron the booking platforms on the "Facturify" monthly statements. You may find out when you get a new accountant that the previous accountant was incorrect and it will catch up with you. (I hope not)

And they never received IVA from me, either, until the platforms were forced by SAT to apply taxes to bookings. That changed the whole ball game.

What you may not be understanding is that the IVA is charged to the guest, not the host. We are just required to account for it and pass it on to SAT. You can't receive tax money paid by guests and simply keep it as if it were your earnings.

The whole reason SAT started making the booking platforms charge taxes is because so many people were doing rentals without paying tax. Which is illegal.

AirBnB does not give me any IVA to submit. They submit it for me along with the muni, state and income tax. You must have a completely different set-up than I do. If they thought I owed them IVA I can assure you they would be knocking at the door as they do every other time a tax is not paid on time.

As a side note: I rarely do business with AirBnB anyhow. I get maybe 5 bookings a year with them. I primarily use VRBO, Booking.com, TripAdvisor and Expedia. They also collect taxes and submit. I think Mexico forced them all too.

It seems weird that Airbnb would deal with the Mex. taxes differently for different hosts, but who knows. I only use Airbnb (whose customer service is a clueless PITA to deal with if you have an issue, which I hardly ever do, as I get really great guests) because you can't list a private room homeshare on VRBO and booking.com only allows Instant Book. I want to exchange a message or two before deciding whether to accept a guest, since they are essentially my roommates, sharing my kitchen, during their stay.
